Property Description: 6.22 Acres Entitled for 72 Multi-Family Units
Background: Our client approached us with the need to refinance his property to unlock the equity and purchase another property. He was purchasing the other property at a significant discount to market value. He needed to have his property refinanced quickly because he had only four days until his contract expired. He had an executed contract in place and only needed the loan for four months.
Solution: We provided our client with a 12-month interest-only bridge loan to refinance his property. We included 12-month interest reserves, our origination points and all closing costs in the loan amount. We inspected the property and underwrote and closed the loan within 4 days.

Asset Class: Raw Land (Land Acquisition and Development)
Property Description: 73.98 Acres with 2 CBS Buildings
Background: Our client wanted to purchase the lot, excavate dirt from the site, payoff the mortgage with the proceeds from the excavation, and later rezone the property to its highest and best use. The property was located on a major thoroughfare and had several highly visible commercial outparcels.
Solution: We provided our client with a 12-month interest-only bridge loan to purchase the property. We escrowed additional funds to allow them to finance their soft costs. We allowed them to pay off their loan prior to the maturity date with no pre-payment penalty.

Asset Class: Raw Land (Land Acquisition and Development)
Property Description: 421 Acres
Background: Our clients wanted to purchase large tracts of agricultural land in an area where gaming was to become legal. They wanted to capitalize on the economic boom from the additional job opportunities presented from the increase in local tourism. They wanted to subdivide the parcels into smaller lots with an equestrian amenity and sell those parcels to local home builders.
Solution: We provided our clients with a revolving line-of-credit that would allow them to minimize interest and closing costs associated with their loan and allow them to purchase additional properties without having to reapply for another loan.

Solution A
Asset Class: Multifamily Apartment Complex
Property Description: 106-Unit Apartment Complex
Background: Our client purchased a property through an auction and had to infuse his own capital into the transaction. He wanted to increase his liquidity, take out some of his equity and purchase additional properties. The senior debt holder would not allow a subordinate lien to be recorded behind them. In addition, refinancing would have required our client to pay a significant pre-payment penalty.
Solution: We provided our client with a mezzanine product that collateralized our loan with other assets our client owned. This allowed him to unlock his equity and keep his current loan in place.
Solution B
Asset Class: Office and Entitled Land
Property Description: 6,494 SF Office Building and .96 Acres Entitled for 11 Multi-Family units.
Background: Our client wanted to purchase a vacant parcel of land to develop 11 multi-family units. He obtained senior debt and required additional equity to infuse into the transaction. He had an income-producing office building that we could utilize as additional collateral. The office building was under contract but would not have closed in time to fund the purchase of the vacant parcel.
Solution: We provided our client with a second mortgage that allowed our client to purchase the vacant parcel. We placed a blanket lien on the vacant parcel and the office building. We allowed him to pay off the loan without a pre-payment penalty when the office building was sold.

Solution A
Asset Class: Residential Development (Land Acquisition and Development)
Property Description: 730 Acres entitled for an 18-hole championship golf course and 496 home sites.
Background: Our clients wanted to find a limited partner to infuse capital in their project. They had placed the entire development team together and wanted the ability to maintain their liquidity the event other projects came to fruition.
Solution: We provided our clients with the capital and a unique payment structure that would defer their interest payments for a set amount of time until they began to receive revenues from sales.
